Three Fast Answers
Porcelain floor work runs $12 to $22 per square foot installed, with open volume floor runs landing closer to $7 to $15.
Because sheet flow here stands for days, and porcelain does not swell, delaminate or have to be torn out the way plank and carpet do.
No, tile is exempt finish work under trigger-based rules, and unincorporated Cypress has no city permit counter in the first place.
Why Cypress Is Different
Three Things That Decide a Cypress Tile Job
Tile here is a performance decision before it is a design one. Water, slab movement and the age of your builder install drive almost every scope we quote in Cy-Fair. Read all three and the material choice makes itself.
Water That Stands Instead of Draining
Start with the water. Sixty square miles of upper Cypress Creek watershed drains out of Waller County into Harris, and the creek spills south toward Addicks. On flat prairie that shows up as shallow sheet flow that stands for days instead of running off. Carpet is finished. Laminate swells at the core. Click plank traps what gets under it. Porcelain at around half a percent water absorption does not change dimension, does not delaminate and does not have to come out. That is why first-floor tile conversions are the most requested scope in Cy-Fair, and why we stock large-format porcelain year round.
A Rigid Finish on Ground That Moves
Next, the slab. Tile is rigid and the ground under Cypress is not. Northeast of 290, pine and oak roots run fifty feet sideways under slab edges, pull moisture out of montmorillonite clay and drop the perimeter. Set tile straight into thin-set on that slab and the crack telegraphs through in a straight line. Schluter-DITRA breaks the bond. The membrane lets the slab move without taking the tile with it. Large format also needs flatness: an eighth of an inch over ten feet, which means a laser survey and leveling compound before anything is set.
The Builder Install Is Twenty Years Old
Then the showers. Cy-Fair stock is 2000s and newer, which means builder showers built on mortar beds and plastic pans that are now twenty years old, and twelve-inch ceramic floors set directly to slab. Both are at replacement age across Fairfield, Coles Crossing and Stone Gate at the same time. New work gets Schluter-KERDI sheet waterproofing adhered behind the tile instead of a felt-and-hope assembly. Fixtures stay where they are unless a trade moves them, because tile is exempt finish work while plumbing changes trigger their own review. Unincorporated Cypress has no city counter either, so that question stays short.

Site Conditions
What Goes Under Cypress Tile
The substrate decides the assembly. Six conditions cover nearly every Cy-Fair address, and all six get checked before layout.
| Condition | Where you see it in Cypress | What it needs |
|---|---|---|
| Slab that cycles with the clay | Every subdivision, worse northeast of 290 | Schluter-DITRA uncoupling membrane so a moving slab does not crack the field |
| Deviation beyond large-format tolerance | Wooded lots with settled perimeters | Laser survey, then leveling compound; an eighth of an inch over ten feet is the target |
| Mortar-set builder tile from the 2000s | Fairfield, Blackhorse Ranch, Stone Gate | Mechanical removal and thin-set ground flush before anything new is set |
| Twenty-year-old shower pan and mortar bed | All 2000s stock reaching the same age | Full tear-out, then Schluter-KERDI sheet waterproofing adhered across the wet area |
| First floor that has taken standing water | Prairie lots in Bridgeland, Miramesa, Marvida | Slab moisture verified, then porcelain as the finish that does not have to come out again |
| Wood-framed second floor with deflection | Two-storey plans throughout Cy-Fair | Deflection checked against the tile size, with an uncoupling layer required before large format |
Materials
Tile, Membrane and Mortar We Use
Porcelain is the default here, with large format for open floors and mosaic for shower pans. Schluter-DITRA handles uncoupling over the slab, Schluter-KERDI handles waterproofing in wet areas, and Schluter trim profiles finish exposed edges cleanly. Thin-set mortar, grout and color-matched caulk at the movement joints complete it. Cuts come off a Rubi cutter and a DeWalt wet saw, layout off a laser level, and leveling clips keep lippage out of large-format fields.
| Product | Brand | Why it earns the spot |
|---|---|---|
| Bosch laser level | Bosch | Keeps lines level and aligned. |
| DeWalt wet tile saw | DeWalt | Used for straight and angled tile cuts. |
| MAPEI / Custom Building Products thin-set mortar | MAPEI / Custom | Bonding mortar for tile installation. |
| MAPEI Flexcolor CQ grout | MAPEI | Popular grout for many residential tile jobs. |
| Porcelain tile | MSI / Daltile | Most common residential tile material. |
| Schluter-DITRA uncoupling membrane | Schluter | Common for tile floors and movement control. |
| Schluter-KERDI waterproofing membrane | Schluter | Used for shower and wet-area waterproofing. |
| Rubi tile leveling system | Rubi | Helps reduce lippage on finished tile. |
Material grades are specified per substrate after the on-site walkthrough. Material prices are carried in the project scope.

Process
Six Steps, Tight Schedule
- 1Call with footage. 512-290-5153 and rough square footage gets you a ballpark the same day. Projects start at $500.
- 2Survey the slab. Laser across the floor to find deviation, moisture checked where water has stood, and the assembly specified off those numbers.
- 3Tear out and grind. Old tile, carpet or plank out, thin-set ground flush, dust contained and the slab vacuumed before membrane goes down.
- 4Membrane first, always. Schluter-DITRA over slab that moves, Schluter-KERDI across any wet area. This is the step that decides whether the tile is still sound in ten years.
- 5Set the field. Layout snapped so cuts land out of sight, tile set in thin-set with leveling clips, movement joints held at the perimeter rather than grouted solid.
- 6Grout, seal, cure. Grout worked and cleaned, edges finished with trim profiles, then cure time respected. Three to ten days total, and we tell you when to walk it.

Common Questions
Cypress Tile Installation FAQs
Is tile the right first-floor choice in Cypress?
On most lots, yes. Sheet flow here stands rather than draining, and porcelain absorbs around half a percent of water, so it does not swell, lift or need replacing after a wet week.
Why does my existing tile have a crack straight across?
Because it was set hard to a slab that moves. The crack follows the slab. New work goes over Schluter-DITRA, which uncouples the field from that movement.
Do I really need waterproofing behind shower tile?
Yes. Tile and grout are not waterproof. Schluter-KERDI sheet membrane is adhered across the whole wet area before any tile is set, which is what keeps water out of the wall.
How long does a Cypress tile job take?
Two to seven days of setting for most scopes, three to ten days counting cure. A full shower rebuild runs a week. Crews are two to three installers.
Can you just regrout or fix a few loose tiles?
No. Isolated grout repair, tile repair-only work and leak diagnosis are outside our scope. We install full floors, showers, walls and backsplashes with a $500 project minimum.
Will you move my shower valve or drain?
No. Plumbing and electrical changes are not in our scope and are subcontracted only inside a larger remodel. Tile stays exempt finish work as long as the fixtures stay put.
How flat does the slab need to be for large tile?
Large format wants about an eighth of an inch of deviation over ten feet. We laser the floor first and price leveling compound separately, because only some Cy-Fair slabs need it.
What is the cheapest way to tile a big area?
Ceramic in a straight lay at $7-$14 per square foot, with cuts minimized by the layout. Call 512-290-5153 with footage and we will show you where the money actually goes.
How We Set Tile
Membrane Is Not Optional
DITRA over slab that moves, KERDI in every wet area. Skipping the membrane saves a day now and costs a tear-out later, so it is not on the table.
Laser Before Layout
The floor gets surveyed before the first bucket is mixed. Large-format tile on an unmeasured slab is how lippage and hollow spots happen.
Cuts Land Where Nobody Looks
Layout is snapped so full tiles hit the sightlines and cuts go to the corners and under cabinet toe kicks. It costs planning time rather than material.
Cure Time Gets Respected
We tell you when the floor can be walked and when furniture can come back. Rushing a cure is the fastest way to loosen a field we just set.
Get Cypress Tile on the Schedule
Rough footage to 512-290-5153 gets a ballpark the same day, and a laser survey confirms it on site. Set and cure runs three to ten days, then the Cypress Creek Nature Trail gets your Saturday back.
