Three Questions Worth Settling First
Luxury vinyl plank installs at $4 to $8 per square foot and hardwood at $5 to $12, with labor representing 50 to 70 percent of the total.
Concrete transmits moisture vapor continuously, and an elevated rate will cause adhesive failure or cupping in any resilient or wood product installed over it.
No, solid nail-down hardwood is not a defensible specification over slab-on-grade, so engineered hardwood glued down or floated over a vapor retarder is used instead.
Why Cypress Is Different
What Governs a Cypress Floor Specification
Flooring failures in this market are rarely product failures. They are substrate failures, and three substrate conditions do nearly all the damage in Cy-Fair. Each one is measurable before installation, which is the entire point of measuring.
The Slab Is a Moisture Source
On slab-on-grade construction the subfloor is a moisture source. Concrete passes vapor continuously, and in Cypress that rate stays elevated longer than the metro average for a specific reason: upper-watershed runoff arrives as shallow sheet flow and stands on flat ground instead of running off, so the soil beneath the slab holds water for days. Before any resilient or wood product is opened we test, either calcium chloride under ASTM F1869 or in-situ relative humidity probes under ASTM F2170, and we hold to the manufacturer's stated limit. Adhesive failure and cupped planks are moisture failures almost every time.
Flatness on a Settled Perimeter
Flatness is the second specification, and it is where wooded Cypress lots fail. Northeast of US 290 mature pine and oak run roots as much as fifty feet laterally beneath slab edges, drawing moisture from montmorillonite clay and settling the perimeter differentially. Most click-lock resilient and engineered wood systems specify no more than three-sixteenths of an inch of deviation over ten feet, and a settled edge will exceed that within a few feet of an exterior wall. The remedy is cementitious leveling compound, quoted as its own line item after the slab is surveyed with a laser.
Open Plans and Carpet-Over-Slab Conversions
The third consideration is what Cy-Fair housing stock actually is. Construction began in earnest in the early 1990s and the bulk of inventory dates from the 2000s onward, which means carpet laid directly over slab across large open plans. Those conversions to resilient plank are the most common flooring scope in Cypress, and the open geometry is the complication: long uninterrupted runs demand correct expansion allowance at every perimeter and transition, or the field buckles in August. Nail-down solid hardwood is not an option over slab, so engineered product, glued down or floated over a vapor retarder, is the defensible specification.

Typical Flooring Installation Scopes in Cypress
Across the metro, LVP lands at $4-$8 per square foot installed and hardwood at $5-$12, with labor taking 50-70 percent of the total. Substrate prep moves a quote: leveling compound and vapor retarder are separate line items. Project minimum is $500.
Whole-Floor Carpet Conversion to LVP
2000s open plan, glue-down over a tested slab
Carpet and pad removed throughout the first floor, slab tested to ASTM F2170 and ground flat at two transitions, then glue-down luxury vinyl plank run continuously with correct perimeter expansion.
| Rooms | First floor, 1,450 sq ft |
| Duration | 4 days |
| Lead time | Scheduled within 2 weeks of the survey |
| Products | Luxury vinyl plank, moisture-control adhesive, vapor retarder, transition reducers |
Engineered Hardwood Over a Settled Edge
Perimeter leveled before a single board is laid
Laser survey found three-eighths of an inch of fall along an exterior wall under a mature pine. Cementitious leveling compound brought the plane into tolerance, then engineered oak was glued down.
| Rooms | Living, dining and hall, 900 sq ft |
| Duration | 5 days |
| Lead time | Scheduled after compound cure |
| Products | Engineered oak, cementitious leveling compound, adhesive, Bostitch flooring tools |
Post-Standing-Water Replacement
Removal, dry-down verification, then resilient plank
Swollen laminate and wet pad removed and disposed of, slab moisture verified against the manufacturer limit before new material was ordered, and rigid-core plank installed with new transitions throughout.
| Rooms | First floor less wet rooms, 1,100 sq ft |
| Duration | 3-4 days |
| Lead time | Install follows the moisture reading |
| Products | Rigid-core LVP, vapor retarder, adhesive, transition and reducer trim |
Site Conditions
Substrate Conditions We Document Before Quoting
Every Cypress survey records the same six conditions. They determine the product that can be specified and the prep that has to be priced, and none of them can be read remotely.
| Condition | Where you see it in Cypress | What it needs |
|---|---|---|
| Elevated moisture vapor emission | Any lot where sheet flow stands after storms | Tested to ASTM F1869 or F2170; glue-down over a vapor retarder, or the install waits |
| Differential settlement at the perimeter | Wooded sections northeast of US 290 | Laser survey, then cementitious leveling compound quoted as its own line |
| Carpet and pad directly over slab | 2000s stock across Coles Crossing, Stone Gate, Miramesa | Full tear-out and disposal at $1-$3.50 per sq ft, slab scraped and vacuumed before testing |
| Mortar-set builder tile on the first floor | Towne Lake, Blackhorse Ranch, Fairfield | Mechanical removal, thin-set ground off, and flatness re-established before new material |
| Long uninterrupted open runs | Bridgeland, Marvida, Dunham Pointe | Expansion allowance held at every perimeter and doorway rather than closed up with trim |
| Slab penetrations and tack-strip holes | All subdivisions, carpet conversions | Patched and faired flush, since any proud point reads straight through a resilient plank |
Materials
Materials and Instruments We Specify in Cypress
Luxury vinyl plank, laminate, engineered hardwood, carpet and tile all have a place here, selected against the slab reading rather than against a showroom display. Underlayment, vapor retarder, moisture-control adhesive, transitions and reducer trim complete the assembly. Installation runs on a Bosch laser measure for survey and layout, Roberts pull bars, a Bostitch flooring nailer where a wood species allows mechanical fastening, a DeWalt oscillating tool for undercuts, and a tapping block kit to protect plank edges.
| Product | Brand | Why it earns the spot |
|---|---|---|
| DeWalt oscillating multi-tool | DeWalt | Cuts jambs, trim, and small detail work. |
| Lifeproof LVP flooring | Lifeproof | Popular mid-market waterproof flooring option. |
| Roberts pull bar and tapping block kit | Roberts | Used to tighten rows and finish rows cleanly. |
| Roberts underlayment / vapor barrier | Roberts | Used for sound, moisture, and substrate prep. |
| Bostitch flooring nailer | Bostitch | Used on nail-down hardwood projects. |
| Engineered hardwood planks | Bruce / Shaw | Higher-end wood-look installation. |
| Laminate flooring boards | Pergo / Mohawk | Budget-to-mid-market option. |
| T-molding / reducer transitions | Zamma / generic | Used between flooring changes and thresholds. |
Material grades are specified per substrate after the on-site walkthrough. Material prices are carried in the project scope.
Pricing
Cypress Flooring Pricing
Material and square footage set the baseline. Substrate prep and tear-out are the lines that actually move a Cypress quote.
| Scope | Typical Cypress range | What drives the spread |
|---|---|---|
| Laminate, installed | $3-$8 per sq ft | Wear-layer rating and whether the plank arrives with underlayment attached |
| Luxury vinyl plank, installed | $4-$8 per sq ft | Glue-down versus click assembly and the moisture retarder the slab reading requires |
| Engineered hardwood, installed | $5-$12 per sq ft | Species and wear layer; glue-down over slab rather than nail-down |
| Tile flooring, installed | $7-$15 per sq ft | Tile size, pattern layout and uncoupling membrane over a moving slab |
| Tear-out and disposal | $1-$3.50 per sq ft | Carpet lifts in an hour; glued vinyl and mortar-set tile take a day |
Minimum project size is $500. Every figure is confirmed on site before work starts.
Process
Six Stages, Documented
- 1Scope the project by telephone. Call 512-290-5153 with room count and approximate footage. The $500 project minimum and the testing requirement are explained before anyone is scheduled.
- 2Survey the slab on site. Laser measure for area and plane, moisture test to ASTM F1869 or F2170, and a written record of both before a product is recommended.
- 3Specify the assembly against the readings. Product, adhesive and retarder are selected to the manufacturer limits the slab actually meets.
- 4Remove and dispose of the existing floor. Carpet, pad, laminate or mortar-set tile out, tack strip pulled, thin-set ground, and the slab vacuumed clean.
- 5Correct the plane. Cementitious leveling compound where the survey showed deviation beyond tolerance, allowed to cure fully before installation begins.
- 6Install, trim and transition. Field laid with correct expansion allowance, reducers and thresholds fitted, and baseboard reinstalled or scribed where the new height requires it.

Cypress Neighborhoods We Install In
Slab age and lot conditions vary considerably between the prairie subdivisions southwest of US 290 and the wooded sections off Telge and Huffmeister. Both are surveyed the same way.
Our Services
Related Installation Work in Cypress
Flooring sits inside a sequence. These scopes are commonly specified alongside it, and ordering them correctly saves a mobilization.
Tile Installation
Wet rooms and entries where resilient plank is the wrong product. Set over Schluter-DITRA so slab movement does not telegraph through the field.
Painting Services
Walls and trim completed before the floor goes in wherever the schedule allows. Interior work runs $1.50-$3 per square foot of floor area.
Drywall Installation
Full wall and ceiling planes replaced before flooring, never after. Where water reached the board we replace the affected wall plane rather than finish over it.
Handyman Services
Door undercutting, threshold work, hardware and trim items bundled into a single multi-item visit at the $500 project minimum.
Fence Installation
Exterior work priced per linear foot, with posts set at least 24 inches into concrete below the clay layer that moves seasonally.
Common Questions
Cypress Flooring Installation FAQs
Why test the slab if the floor looks dry?
Because a dry surface and an acceptable vapor emission rate are different measurements. Concrete transmits moisture continuously, and in Cypress the soil below holds water for days after sheet flow stands.
What flooring handles standing water best here?
Porcelain tile first, then rigid-core luxury vinyl plank. Laminate swells at the core and carpet is a total loss, which is why first-floor specifications in Cy-Fair increasingly avoid both.
How flat does my slab have to be?
Most click-lock and engineered systems specify no more than three-sixteenths of an inch of deviation over ten feet. A laser survey establishes whether yours complies before material is ordered.
Is leveling compound included in the quote?
It is quoted as its own line item once the survey establishes how much is required. Including it as an assumption would mean charging every customer for a condition only some have.
Does flooring work require a permit in Cypress?
No. Finish flooring is exempt under trigger-based rules, and Cypress is unincorporated, so there is no city permit counter involved at all. Harris County and your HOA are the governing layers.
Can you repair a damaged section of my floor?
Repair-only work and isolated patch jobs are outside our scope, as is subfloor structural repair. We install full rooms and full floors, with a $500 project minimum.
How long does a Cypress flooring install take?
One to five days with two to three installers for most scopes. Leveling compound adds cure time, and that cure is not compressible, so the schedule reflects it honestly.
Will my baseboards have to come off?
Often, depending on the height change and the expansion allowance required at the perimeter. Reinstallation or scribing is included in the scope and quoted up front. Call 512-290-5153 to review it.
Standards We Work To
Measured, Not Assumed
Slab moisture and plane are recorded in writing before a product is recommended. A specification that ignores the substrate is a specification that fails in its second summer.
Prep Priced Separately
Leveling compound and vapor retarder appear as their own lines. You see what the slab required rather than a padded square-foot rate covering an unknown.
Expansion Allowance Respected
Long open runs in Cypress plans get the perimeter gap the manufacturer specifies, concealed by trim rather than eliminated by it.
Honest Scope Boundaries
Subfloor structural repair, moisture remediation and repair-only work are named as outside our scope before a quote is issued.
